At the corner of Maple Avenue and Cedar Springs, a series of angular braces geometrically intertwine, stretching methodically, mathematically, and gracefully to new heights. The visual effect is more than an artistic endeavor. Designed by GFF, the structure's double brace feature represents the use of an architectural method that will allow a 26-story high rise to include columnless corner offices.
But it's also a striking hint at what will be the tallest office building in the thriving Uptown submarket. (The property will hold those bragging rights until 2027, when Bank of America Parkside will make its debut along Klyde Warren Park.)
Come March, 23Springs -- a 642,000-square-foot joint venture between Granite Properties and Highwoods Properties will add 625,000 square feet of Class AA office space, six levels of underground parking, a half-acre park, 17,000 square feet of upscale restaurant space, and a 4,500-square-foot, high-end fitness studio.
The 2.5-acre site was previously home to three low-rise buildings dubbed Cedar Maple Plaza. The strength of the Uptown market combined with the success of Granite's nearby McKinney and Olive property indicated opportunity for the 23Springs site -- specifically to develop what Granite Properties Senior Managing Director Paul Bennett believes will be the highest-quality office tower in Uptown. "The building blends a unique set of collaborative spaces and high-end amenities designed for top talent to enjoy being in the office and in the heart of Uptown," he said.
Cedar Maple Plaza was demolished in 2022, paving the way for project general contractor DPR Construction to begin excavation efforts that led to six stories of underground parking. Concrete work on the below-grade garage and X-shaped columns followed, and then work began on the tower. The project ran on a 34-month schedule and celebrated a topping out late last month.
Delivery of the building core and shell is slated for this spring, with lead tenant and project lender Bank OZK targeted to move in by June. Other users are expected to take occupancy by the fourth quarter of 2025, and larger users, including Sidley Austin, which has taken five floors, and a consulting company that's taking four, are expected to move in sometime in 2026. The building is 60 percent preleased. Savills has also reserved space on the building's 14th floor.
Amenities at 23Springs will include a two-story lobby with a coffee and wine bar, an indoor lounge and golf simulator, an indoor conference center and outdoor lounge with full AV-enabled conference facilities, a private motor court, valet parking, and a massive lobby video wall that will wrap around one corner, providing opportunities for live events and interactive video displays.
Highwoods President and CEO Ted Klinck said the building, which is already 60 percent pre-leased, will create high-performing space where top talent can thrive in a collaborative environment. "We are excited to offer Uptown a shining example of what exceptional teamwork can achieve," he said.
Wish You Were Here Group will bring two of its restaurant concepts to the site. They include a first Dallas location for New York City's Little Ruby's Café, which will bring bringing Australian-inspired breakfast, lunch, and dinner dishes with a casual feel. The restaurant will face the 23 Springs half-acre park. Wish You Were Here will also open a two-story, 11,000-square-foot location of Élephante, an upscale venue inspired by Italy's southern coast. Élephante, which has one location in Laguna Beach and another planned for Scottsdale, will face Maple Avenue. Both restaurants are targeting a fall 2025 opening.
"23Springs will transform the corner of Maple Avenue and Cedar Springs into a new focal point for office customers, the surrounding community, and the city at large," Bennett said.
